CI 101 - Financial Analysis for Commercial Investment Real Estate
Overview
This flagship CCIM course offers an array of financial analysis concepts and calculations to help you make sound commercial investment real estate decisions. You will learn the fundamentals of profitable investing and apply these concepts to commercial properties. Advanced analyses covered throughout the course include the real estate cash flow model and time value of money. In addition, you'll learn how to accurately measure investment value and performance of a given property.
The course concludes with two comprehensive case studies in which you apply your newly acquired knowledge and skills to real-world scenarios.

CI 103 - User Decision Analysis for Commercial Investment Real Estate
Overview
Leases are the engines that drive the value of commercial real estate. Keeping this concept at the forefront, this course explores all pertinent aspects involving the valuation and costs of commercial leasehold interests from the user's perspective. Common terminology involving lease preparation will be defined, and negotiation tactics will be discussed. Participants will also learn strategies needed to counsel clients on the critical decision of leasing versus owning, building versus buying, as well as alternative strategies to a conventional lease. Examples of lease options will be addressed through several real-world case studies.

CI 103 Executive Course Offerings
Overview
In addition to the standard five-day course format, a select number of CI 103 - User Decision Analysis for Commercial Investment Real Estate courses are presented through our Executive Course Offering Program. This program consists of two days of self-study and three days of in-class instruction. Students are sent the course reference materials approximately two weeks in advance of the course to prepare them for the in-class presentation. Students are expected to come to class having reviewed and completed all the required pre-study assignments. Executive Course Offerings will also have a special forum within the CCIM web site where students can post questions prior to the course. Questions posted to the forum are monitored and answered by instructors.
Special Note for Executive Course Offerings: Please register at least three weeks prior to course date to receive the course materials in advance to prepare for the class.

CI 104 - Investment Analysis for Commercial Investment Real Estate
Overview
Purchasing real estate for investment can be one of the most challenging decisions that can be made by a corporation, institutional investor, partnership, or individual. Financial and regulatory factors, from finding a property consistent with the prospective owner's investment strategy to financing options and tax considerations, have a profound impact on future profitability. The course provides students with the knowledge needed to make sound decisions regarding every critical aspect of the acquisition and ownership of commercial investment property. The course addresses modern investment concepts such as expected value based on probabilities, real estate exchanges, capital accumulation as a method for evaluating alternative real estate investments and income partitioning a technique for valuing each portion of the cash flow by the risk it represents. The course thoroughly covers every type of investment real estate-multifamily, office, retail and industrial. Comprehensive case studies put the concepts explored into a real-world perspective.

Required Calculator: Hewlett-Packard financial calculator. The HP-10B II is highly recommended because of its reasonable costs and because CCIM course materials illustrate the keystrokes of this model.
Laptop Computer Required: This course uses Excel® worksheets provided on a CD-ROM to help solve the class activities and for use on the final exam. Students who bring laptops to class and are familiar with Excel® will receive the most benefit from the course material.

Students have the option of taking one or all of the core courses (CI 101 - CI 104) through our convenient Challenge Program.
How does it work?
- Register for one of the core courses and study materials are sent to you.
- You have 90 days upon receipt of course material to complete the course examination.
- The course examination must be completed at your local board or state/provincial association of REALTORS®.
- You will receive full CCIM course credit upon passing the course examination.
- You may order only one course at a time. Successful completion of the course examination must be demonstrated before the next course is ordered.
What's the cost?
The Challenge Program fee is $1,090 per course for candidates and $1,345 per course for non-candidates. The cost for international students is $825 USD per course for candidates and $975 USD per course for non-candidates.
CCIM Challenge Program Advantages and Disadvantages
CCIM students may participate in the Challenge Program for any one or all of the core courses. The benefits and the potential downside of the Challenge Program are summarized as follows:
Challenge Program Benefits
- Longer Preparation Period - Students more comfortable with a longer preparation period could benefit from the Challenge Program. A student has up to 90 days from the time of receipt of the study materials until the exam must be taken.
- Less Out-of-office Time - Challenge Program students will only need to spend approximately 1/2 day away from their usual business day to take the proctored exam. This is in contrast to the 3 to 5 days required for an in-class course.
- Self-pacing - Students who are already experienced in the subject matter can study at their own pace, and spend as little or as much time as needed on a particular module.
Challenge Program Potential Disadvantages
The Challenge Program is not intended for all students. Some problems that have been reported include:
- Lack of Instructor Interaction and Support - Individuals needing student-instructor interaction perform better on final exams if they attend an in-class course.
- Lack of Networking Opportunities - Individuals seeking networking opportunities with other professionals should definitely attend a classroom offering. This networking opportunity is often cited as one of the major benefits of the classroom experience.
- Lack of Motivation - Many students find that without the structured setting of a classroom environment they do not stay on track with preparation for the course exam.
- Limited Retake Policy - A student who fails a Challenge exam may not re-take the exam. In order to receive course credit, he or she must attend an in-class course at a tuition fee of $550. In contrast, students who do not earn a passing grade on an in-class course may retake the exam once within 90 days of the original course date for a nominal fee.
- No CE Credit - State continuing education credit is granted only for in-class course attendance, and not for successful completion of the course through the Challenge Examination.
Comprehensive Examination
The Comprehensive Examination tests your knowledge of the key elements from CI 101-104 and is the final requirement to earning the CCIM designation. The costs of the Comprehensive Examination is $275 ($225 registration fee and $50 CCIM designation application fee).

Candidates may apply for the CCIM designation and register for the comprehensive examination. The applicant must:
1.

Be a CCIM candidate in good standing (current with all dues and fees).
|
|
2.

Have successfully completed all course requirements. All coursework must be completed 30 days prior to the exam date.
|
|
3.
|
The Portfolio of Qualifying Experience is approved. Fast-track candidates are exempt from this requirement.
|
|
4.
|
Submit the Comprehensive Examination Registration Form and application for the designation with a $275 fee.
|
|
5.
|
Fast-track candidates must have proof of their qualifying designation.
|
The comprehensive examination is the last step in qualifying for the CCIM designation. The examination is conducted at least two times each year, usually in conjunction with institute national meetings and conferences. Candidates may take up to six (6) hours to complete the open-book examination, which is based on material contained in the core courses (Cl 101, 102, 103, and 104). Hand-held calculators and laptops will be allowed.
The typical schedule for the day begins with registration at 7:00 a.m. (A photo I.D. is required.) Instructions are given at 7:45 a.m. The examination begins at 8:00 a.m. and ends at 2:00 p.m. Since time is of the essence, no lunch or other breaks are scheduled, though candidates are free to take them as needed. Following the examination, senior exam proctors review the results with each candidate. At the conclusion of the program, those who successfully completed the exam receive the CCIM lapel pin from a representative of their chapter or the institute. The day concludes with a reception honoring the new designees.
Retake Exam
Candidates who do not pass the comprehensive examination may retake the exam the next day or at another nationally scheduled session. Because of the expenses of travel and lodging and the stress the exam can place on candidates, another exam will be administered on the following day if candidates who failed the previous day request it. The exam will be the same duration, a different version, free of charge and will not count as a fail should the candidate again fail. The next-day comprehensive exam is a service offered only to those who were unsuccessful the previous day and is not an alternate exam date. To register, indicate to the interviewer your intention to retake the exam the next day. A candidate may retake the exam at a nationally scheduled session. Up to two (2) retakes may be attempted at a charge of $75 each.
